Join the USGBC - Illinois Chapter for an interactive program on Green Lease provisions and negotiations on November 3! (3.0 GBCI, AIA, CLE hours)

This program provides a practical introduction to green buildings and green leasing oriented to commercial real estate professionals in the legal and brokerage communities in Chicago. The program objective is to raise awareness of the USGBC’s LEED programs and develop an
understanding of how “going green” is carried out in lease negotiations through the differing perspectives of owners and tenants.

This program will consist of two parts. Part 1 introduces participants to the USGBC, the LEED EBOM certification process, key elements in green leasing and recent examples of green commercial buildings in Chicago. Part 2 uses discussion and mock negotiation to explore key
issues likely to come up with any green lease negotiation and the process of converting existing commercial buildings to green leasing.

Learning Objectives:
Understand the basic working of the commercial leasing process and the different roles of leases, rules & regulations, and work letters.
Recognize the different green lease forms available and their major provisions.
Assess how green lease features enhance sustainability efforts and LEED certification.
Distinguish between landlord and tenant priorities and agendas in green leases.
Audience:
Commercial real estate professionals, brokers, lawyers, property managers, owners and developers. Some knowledge of the USGBC’s LEED rating system will be helpful.

*Information on USGBC's Green Office Guide: Integrating LEED® Into Your Leasing Process provides tools and ideas that will help integrate green decision-making throughout the leasing process. Geared mainly towards office tenants and brokers, and to a lesser extent, attorneys, the new guide provides specific tools that help teams navigate the nuances of successful execution. Tools incorporated into the guide include site selection questionnaires, sample RFP language, criteria for qualifying professionals, and sample lease provisions with extensive drafting notes. The first two sections of the guide provide critical background information, highlighting opportunities and challenges at various stages of the process. The third section consists of functional tools that can be adapted and adopted for use
in the leasing process.
