Houston, Dallas, Atlanta and Washington, D.C., Set Standard for Building Operations Best Practices
WASHINGTON — Houston, Dallas, Atlanta and Washington, D.C., lead the country in the number of buildings that have earned the BOMA 360 Performance Program® designation, an honor that recognizes commercial properties that demonstrate excellence in overall building operations and management. These four cities each have more than 25 BOMA 360 buildings, and since its inception in 2009, the program has grown to include more than 350 buildings.
“The success of the BOMA 360 Performance Program in Houston, Atlanta, Dallas and Washington, D.C., can serve as a model for building owners and property managers across the country who are looking to differentiate their properties,” said BOMA International Chair Boyd R. Zoccola, executive vice president, Hokanson Companies Inc. “Major management companies like USAA and Brookfield have pledged to put their entire portfolios through the BOMA 360 program to measure and improve their performance.”
The comprehensive nature of the BOMA 360 Performance Program means that every aspect of building performance is assessed, and scores are based on how buildings meet extensive criteria of best practices in the following areas:
· Building operations and management;
· Life safety/security/risk management;
· Training and education;
· Energy;
· Environment/sustainability; and
· Tenant relations/community involvement.
Combined, Houston, Dallas, Atlanta and Washington, D.C., are cities with more than one-third of the 350-plus BOMA 360 Performance Program buildings. Houston leads the pack with 41 buildings, followed by Dallas with 36, and Atlanta and Washington, D.C., tied with 26 buildings. Some notable properties include:
· Houston’s Greenway Plaza, managed by Crescent Real Estate Equities
· Dallas’s Rosewood Court, managed by Stream Realty Partners
· Atlanta’s Riverwood 100, managed by Fifth Street Management Company, LLC
· Washington, D.C.’s 1201 Eye Street, managed by Piedmont Office Realty Trust
“This program, unlike others, looks at all aspects of a building and a building management team,” said Crescent Real Estate Equities’ Vice President of Property Management, Robert L. Carlen, CPM, who manages several BOMA 360-designated buildings at Greenway Plaza in Houston. “This program really evaluates all around strengths. That was what was appealing to me.”
