Too often, maintenance and engineering managers involved in roofing projects select a roofing contractor based solely on cost. But even with a well-developed set of specifications of the scope of work, low bid alone will not result in the most cost-effective roof installation.
Long-range roof performance depends to a great extent on the quality of the installation, which in turn depends on the qualifications and experience of the installer. Prequalifying contractors can help ensure that a qualified company wins the bid.
Managers can start the process with certification. Manufacturers of roof systems certify contractors. This certification means the contractor has received proper training on installation techniques and has the necessary experience to properly install that particular roof system.
Managers should have bidding contractors submit a copy of their certifications and follow up with the manufacturer to verify.
Potential bidders also must submit proof of insurance and bonding. Managers should follow up with the insuring and bonding organizations to verify and to determine if any claims have been filed against the contractor that turned into an insurance claim or a payment from bond.
Managers also should have potential bidders submit a list of recently completed comparable projects. Those projects should include a description of the job, as well as contact information for the in-house manager.
