Roof Coatings Provide Cost-Effective Option to Complete Re-Roof Job

Managers turn to roof coatings to extend the life of roof systems. Coatings can provide a cost-effective way to accomplish that goal without the added costs of a complete re-cover or re-roofing.

Some roof coatings can last more than 20 years when properly cared for. In other situations, managers might target a shorter time frame. One of the first questions managers must consider is the amount of time they need a roof coating to perform.

“A roof coating can provide a temporary roofing solution prior to re-roofing,” says Josh McKain with Progressive Materials. “Say the manager has a building where they know they want to replace the roof, but they know they don’t want to do it for three or maybe seven years. It’s currently leaking, so a roof coating is an inexpensive way to hold that roof over until they can do a complete re-roofing project.”

Another situation that could call for a roof coating application is when a roof system’s warranty expires, the system remains in good working order, and the facility owner is not ready to put a new roof on.

“The key in all these situations is the extension of an alternative,” McKain says. “You can put an inexpensive roof coating over a roof in good structural condition and get a new warranty protecting the roof for leaks up to 20 years, depending on the coating.”
