From Smart Jobsites to Smart Operations and Maintenance

Capturing data during construction can be used to make informed decisions later on, especially during operation, which accounts for 70 percent of the lifecycle cost.

Data is important in the life cycle of a building, particularly when it comes to intelligent building technologies and the utilization of the data from construction to operations and maintenance.

In this session, Don Conover, Director of Gilbane Building Company’s Facilities Management Services Division and Eric Hall, IBT Project Executive for Gilbane FMS, present a comprehensive approach to leveraging data throughout the life cycle of a building, emphasizing the importance of capturing accurate information during construction for informed decision-making in operations and maintenance.

Capturing data during construction can be used to make informed decisions later on, especially for the building's operations phase, which accounts for 70 percent of the lifecycle cost. By using hardware, software, and sensor data to capture functional data during construction, valuable information can be provided throughout the building's operational lifespan.

The Building Information Modeling (BIM) is a tool that can be used and persists throughout the entire life cycle, converting construction data into operational data and ensuring standardization. Data can then be utilized after construction for preventative maintenance, submetering, and building automation systems. Using a Integrated Workplace Management Systems (IWMS) is one way to use this operational data, coupled with the integration of IoT devices and sensors for enhanced data analytics.
