Facade Integrity: Preventative Measures for Longevity and Safety

Proactive maintenance and early detection of building issues are essential for preserving structural integrity. Learn more in this NFMT Baltimore video

Facade Integrity Audience

In the world of facility management, the difference between proactive care and reactive repairs often determines the long-term health and cost efficiency of a building.

In this video from NFMT Baltimore, a trio of speakers — Andrew Barnes, general manager for The Witmer Group; Roger Derr, senior vice president for The Witmer Group, and Michael Violette, senior project engineer for REI Engineers — use case studies across a range of building types to illustrate how a comprehensive understanding of construction materials, maintenance needs, and timely interventions can protect both the structure and the people who use it.

One of the most common and serious threats to building integrity is water infiltration. Poorly designed or aging drainage systems, inadequate flashing, and deteriorating sealants can allow moisture to penetrate masonry walls, structural framing, and interior finishes.

Water not only compromises materials like wood and concrete but also accelerates hidden decay, posing a significant safety risk. Buildings often show early warning signs — such as bulging brickwork, cracking masonry, and interior moisture staining — that must not be ignored. When these symptoms are recognized and addressed early, facility managers can prevent costly structural failures and avoid major disruptions.

The key to extending the life of any building lies in developing and implementing a preventive maintenance plan tailored to the structure’s materials and design. This includes routine inspections, detailed documentation, and an understanding of the building’s construction methods.
