Overview

What problem or opportunity started the process that produced the achievement? Why did you choose a particular course of action?

The process was started from doing an energy audit, exercising solar lighting and energy turnkey projects. Although due to the building in progress of being purchased the solar project was put on hold, as engineer I proactively researched several LED options and attended several training sessions to see what technology was best for the application.

What challenges did you face along the way, and how did you overcome them?

Some challenges were that vendors were offering their product at a markup, but they do not provide installation. I was able to buy directly from a local vendor in which I had the option to install myself or use their labor at a better cost than just buying from the salesmen. Due to my lights being on 24/7 I had the manufacturer customize a warranty of three years.

Some salesmen had products that had a lot of hype, but when trying out in my parking structure where this is to be used, they either overheated or simply did not produce.

Other challenges are some LED do not work well with emergency ballast, and some would not fit in the enclosure, some didn't meet lighting code requirements, etc.

What was the outcome of the process, i.e., the achievement?

In the Phoenix market I received the Sustainability Leader of the Year awarded December 2015, and energy savings this year have been outstanding! This LED retrofit results in an energy saving of approximately $1,014 per fixture. I replaced 370 lamps from a 175W Metal Halide, to a 45 W LED. The ROI was 2.89 months, at 415%. A rebate of $38,000.
